Good experience, but with major concerns!

The house appeared 'ready to use' upon arrival.The house layout was fine and we certainly enjoyed the porch; both screened and off the kitchen.
Location was good;having the golf cart to get over to the beach was no problem.Happy that there were 2 carts, but we had to rent an additional one.
Like best:size of the house and open living area; plus adequate bathrooms.
Liked least:My husband spoke to the rental agency; but I'll add here as well.First, the mattresses on all the beds, including the upper bunk bed in the downstairs, were unacceptable.The queen bed was the least uncomfortable. Not sure on the bunks upstairs; kids slept in them.By the end of the week, everyone was complaining about not having slept well; tossing and turning b/c of the mattress.
Second, on day one, quite naturally everyone took off their shoes in the house. We began to question why everyone's feet were "turning black" on the bottoms...even the one-yr old child's. Kinda passed it off on the first day...then after everyone showered the first evening and within hours, black feet reappeared. The was the situation all week. I believe the cleaning service was vacuuming, but not mopping the floors!!! As a test, I scrubbed 4 tiles with a bath cloth and it was filthy!
Finally, and ranked as bad as the above 2...the level of noise heard in the downstairs, while upstairs was unacceptable. Every time someone walked across the floor, or slid out a dining chair or bar chair, it literally sounded like the chair was in the bedroom with you! On more than one occasions, my daughter had to "warn" everyone not to move the chairs at all nor walk across the living room floor while she was putting the baby to bed downstairs.
I'm not sure what the owners can do to minimize the noise factor, but it certainly would have made the adults who slept downstairs much happier if there was no noise.
Overall, we liked having the family all in one house and access to the beach.

We stayed at My Three Dunes for a week in July 2013. Our large group included 6 adults and 6 children (ages 9 to 17). The 5 bedrooms accommodated us very well (though the upstairs bunkroom is tiny, the 3 girls sharing it did not complain). The open plan living/dining space is huge with room for everyone to gather for conversation and meals. The house was clean when we arrived and everything was in working order. The kitchen was well stocked with cookware, bakeware and plenty of dishes/bowls etc.
The house has great views of the ocean with beach access just across the street. It is well-located about halfway between the Shoals Club and BHI. There is an outdoor shower which comes in handy after a day spent at the beach. The only things I would change is to add a gas grill (there is only a small charcoal grill right now) and to have access to an additional golf cart (only two 4-person carts currently).
