Building Services Specialist
Under direct supervision, performs a variety of unskilled to semi-skilled tasks in connection with the maintenance, repair and cleaning of buildings, grounds, equipment, and machinery. Work is often performed independently under the general direction and guidance of higher-level maintenance personnel. The position often serves in a lead worker role overseeing routine and seasonal projects. The position often assist higher-level maintenance personnel engaged in electrical, plumbing, building, mechanical and other trades related functions. Assignments are received in oral and written form. Reports to a maintenance supervisor or department head.
Mows grass, maintains shrubbery and cleans grounds, parking lots, walkways, and stairs. Operates light to medium motorized equipment; uses a variety of trades related tools, gauges and equipment. Performs semi-skilled level work in the electrical, building, plumbing, mechanical, and other trades related fields. Paints buildings, cabinets, piers, and equipment. Installs and repairs light motors in pumps, appliances, and small equipment. Performs housekeeping duties. Replaces and/or repairs light bulbs, switches, and other minor electrical items. Replaces filters and performs other routine maintenance to heating, air and ventilation equipment. Cleans floors, walls, carpets and rest rooms; performs minor plumbing work. Washes and cleans tables, chairs and windows. Empties trash receptacles. Picks up trash from all facilities, grounds, and beach areas. Drives small trucks to deliver and picks up supplies. Facilities Maintenance Replaces, repairs, pressure washes and water seals walkways and decks. Paints interior and exterior surfaces. Performs basic carpentry work; builds shelves and repairs or build cabinets. Property Management Delivers items, picks-up trash and tows carts, when needed. Keeps loaner cart inventories. Works with Senior Property Manager, Property Managers and Owner Services Coordinator. Maintains carts, makes minor repairs as needed; loads and delivers set-ups. Utilizes maintenance slips for control on work performed. Makes minor repairs to rental units. Change light bulbs and air conditioning filters. Assists other departments when needed.
Ability to read and write English and two years experience performing a variety of tasks in minor maintenance and housekeeping of buildings, grounds and facilities; some experience in the operation of motorized light to medium equipment preferred; or an equivalent combination of training and experience which provides the required skills, knowledge and abilities. Possession of a valid North Carolina driver's license. Requires the ability to exert up to 50 pounds of force occasionally, and/or up to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
